Buying in a Buyer’s Market

There’s a new type of buyers remorse going around.

Instead of feeling like you are rushed into a purchase and questioning whether or not you overpaid, you’re now looking back at houses that once caught your attention saying, “if I knew it would go for THAT I would have bought it.”

But you didn’t.

In fact, it’s possible you didn’t even ask your Realtor to go see it, and (good or bad) they didn’t send it to you because they’re so used to buyers sending them homes they want to see that they thought you weren’t interested.

…and because you ruled it out when it was priced “too high” and then someone else said, “let’s see what happens,” they’re loving their new house that they didn’t have to compete for while you’re still scrolling and wondering when you’ll ever find the one.

Well, stop doing that and shift your mindset.

Is there something big wrong? Maybe - but maybe it’s something YOU aren’t afraid to tackle.

And also, maybe there is absolutely nothing big wrong with it and they just missed the timing of the market by pricing a little too high and now it’s a race to the bottom for a perfectly great house that is now priced super below comps.

(Which is a super win for a buyer!!)

Trust me: All of these houses will either go off the market (and you miss them), they will eventually drop to a price that makes them competitive again (and you miss them), or someone else takes a chance and offers something the seller is willing to accept (and you miss them).

So, stop missing them.

Start going back to houses that caught your attention but you ruled out for price and GO SEE THEM.

You might just realize it’s exactly what you’ve been looking for and the best part is you likely won’t have to compete for it. Put in an offer and start the conversation with the seller.

The worst thing that can happen is they say no, and then you say “ok” and you keep looking.

These are just a few of the 278 houses that have been for sale in Johnson County for at least 30 days (as of 8/20) that I picked at random - I have not been in all of them, but if one catches your eye, let's go see it!
